Market Statistics for July 2010 Eastern Panhandle WV

 

The numbers are out for July 2010.  As predicted, they are down from what they were when the first time home buyers and "repeat buyers" were earning tax credit by being ratified 4/30/10 and closing by 6/30/10.  The closing deadline has been extended to 9/30/10, but only for those existing contracts - didn't open any new windows for anyone. 

Interest rates are at historic lows and seem to be holding steady.  And prices are SO affordable for so many - hopefully potential buyers will realize it's still a GREAT time to buy!

We are just 100 miles from Washington, DC and 100 miles from Baltimore, MD.

For the outdoor fans, we have 23,000-acre Sleepy Creek Wildlife Management Area. Sleepy Creek contains more than 75 miles of hiking trails and a 205-acre lake for fishing and canoeing.  Or you can hunt deer, turkey, grouse, squirrel and raccoon, with wild turkey being the featured game species.

History buffs enjoy Harpers Ferry National Park, historic Shepherdstown (oldest town in W. Va.), Antietam Battlefield and Berkeley Springs (a favorite retreat of George Washington). Each summer, the Contemporary American Theater Festival comes to nearby Shepherdstown, offering new, cutting-edge plays from America's best playwrights.

Nearby outlet centers are favored by all. Great buys can be found in women's apparel, menswear, luggage, glass, collectibles and much more.

For the adventurous, whitewater rafting and kayaking, professional auto racing and thoroughbred racing are also available.

December Market Statistics

The market statistics just came out for December 2009.  Average and Median prices are still going down for Berkeley and Jefferson Counties – but up in Morgan County.  Number of days on market are better in Berkeley and Jefferson, but due to a lot of foreclosures priced so well they get multiple offers the first week out.  Reminder that 6 months of inventory means we are entering into a Sellers market – not there yet, but down considerably from early this year.  See numbers below for more info - and to reinforce what we've been saying  “IT'S A GREAT TIME TO BE A BUYER!!!”
