At long last, the market statistics are out for year end 2009. Numbers are way down as suspected, and hopefully we'll get to see them start coming back up!

From my perspective, all but one of my sets of buyers in 2009 were first time home buyers, and their top price was about $160,000 - average price more like $140,000. And with the flood of foreclosures and short sales, this was not a "normal market" for sellers - only persons who absolutely HAD to sell their homes for whatever reason listed their houses. A great market for first time home buyers, though - and I believe that wave will continue at least thru the end of June when the tax credit expires. After that - I wish I had a crystal ball!!!!
